Kypseli Building | Athens – Greece
The renovated building is located in the Athenian neighbourhood of Kypseli, overlooking the small church of Ágios Nikólaos and near the historic Ásylon Aníaton sanatorium. Designed by architect Emmanouil Vourekas and built in two phases between 1955 and 1961, the corner building belongs to the language of Athenian modernism, which the project enhances and restores with rigour and respect.
The intervention by exarchopoulou+gerakakis follows a rigorous philosophy: every element is assessed for preservation, replacement or removal, maintaining a balance between cost, functionality and aesthetics. The project thus becomes a statement against the ephemeral, contributing to the continuity of Athenian modernism.
The apartments, stairwell, facades and entire rooftop have been completely renewed, the latter transformed into an outdoor lounge area surrounded by potted plants. Electrical, plumbing and drainage systems have been entirely replaced; all bathrooms and kitchens have been renovated with new terrazzo floors and shower trays of the same material.
Historic elements such as marble and terrazzo floors, interior wooden doors, original window frames and shutters have been preserved and restored. The facades, identified through spectrometry, were repainted in their original colour and protected with anti-graffiti materials. The result is a renewed building, firm in its historical identity and capable of bringing a positive aura back to the surrounding neighbourhood.
